Buying a Residential Plot in Bangalore

A plot gives you what a flat cannot: your own land and the freedom to design your home. In Bangalore, plots come in a few forms: sites in BDA layouts within the city, plots in BMRDA and other planning-authority approved private layouts on the outskirts, and gated plotted communities with roads, parks and clubhouses built by developers. Common sizes are 30x40 (1,200 sq ft), 30x50 (1,500 sq ft), 40x60 (2,400 sq ft) and 50x80 (4,000 sq ft).

Plots also carry more document risk than flats. The land must be converted for residential use, the layout approved and the plot released for sale, the title clean for at least 30 years, and the khata valid. Since 2025 the city's records have moved to the Greater Bengaluru Authority, and e-Khata is required to register a sale within its limits, while gram panchayat areas use e-Swathu. Gated layouts such as Ferns Meadows on Hennur Road and Tropical Paradise off Sarjapur Road are featured below.

Is Buying a Plot in Bangalore a Good Idea?

For buyers who can manage construction and the paperwork, yes. Here is a balanced view.

Why people buy here

  • You own the land outright and design your own home
  • Land tends to hold value over the long term
  • No GST on the sale of a plain plot
  • Build in stages as your budget allows
  • No shared walls or association disputes in standalone plots

What to weigh up

  • Higher document risk than flats; conversion and approvals must be clean
  • Construction adds time, cost and effort
  • Plot loans cover a smaller share than home loans
  • Outskirts layouts may lack water and drainage for years
  • Unapproved layouts are common and hard to finance or resell

Home Loans

How Much Home Loan Can I Get?

Your loan depends on the property's value and on your income. Under RBI rules, banks lend only up to a set share of the property value. For plots, lenders fund only plots in approved layouts and usually lend a smaller share than for a finished home.

Maximum home loan as a share of property value under RBI norms

Up to ₹30 lakhUp to 90%At least 10%
₹30 lakh to ₹75 lakhUp to 80%At least 20%

Banks also check your income, existing EMIs and credit score. Stamp duty and registration are usually paid from your own funds. Ask your bank for an eligibility check before booking.

FAQ

Plots in Bangalore: Questions Answered

What is a BDA-approved or BMRDA-approved plot?

BDA approves layouts within its jurisdiction in the city, while BMRDA and local planning authorities approve layouts in the wider metropolitan region. An approved layout with the plot released for sale is far safer and easier to finance.

What is the difference between A-Khata, B-Khata and e-Khata?

A-Khata properties comply with building and layout rules, while B-Khata properties have deviations or approval gaps and are harder to finance. e-Khata is the digital record now required to register a sale within Greater Bengaluru Authority limits.

Can I buy agricultural land in Karnataka?

Karnataka relaxed restrictions on buying agricultural land in 2020, but converting it for residential use needs a separate conversion order. For a home, buy a plot that is already converted and in an approved layout.

What size plot do I need for a house?

A 30x40 plot of 1,200 sq ft suits a compact G+2 home, while 40x60 plots of 2,400 sq ft allow a spacious duplex with parking and some garden.

What are the stamp duty and registration charges in Bangalore?

Stamp duty in Karnataka is 2% for properties below ₹20 lakh, 3% from ₹20 lakh to ₹45 lakh and 5% above ₹45 lakh, plus a small surcharge and cess. The registration fee was raised from 1% to 2% on 31 August 2025. Both are calculated on the sale value or the guidance value, whichever is higher, so confirm the latest figures on the Kaveri portal before you register.

What documents should I check before buying a plot in Bangalore?

Check the title chain, land conversion order, layout approval and plot release, K-RERA registration for newer layouts, encumbrance certificate, e-Khata or e-Swathu and the survey sketch. Visit the plot to confirm roads, drainage and boundaries before paying an advance.

How do I check a project's K-RERA registration?

Ask the seller or developer for the K-RERA registration number, search for it on the official Karnataka RERA website, and check the promoter name, address, approved plan and completion date. For completed projects, also look for the completion or occupancy details.

Can I get a loan to buy a residential plot?

Yes, many banks offer plot loans or composite loans that cover the plot and later construction, but only for plots in approved layouts with clear title and a valid khata. Lenders usually fund a smaller share of the value than for a finished home, so plan a larger down payment.

Do you help NRIs buy property in Bangalore?

Yes. We offer video site tours, document checks and coordination with your representative or power of attorney holder, so you can buy without travelling for every step.
