Four Bangalore corridors, compared

Each of these localities behaves like its own micro-market — same city, very different price bands, connectivity stories and buyer profiles. Pick the corridor that matches your commute, then drill into your budget.

East Bangalore

Whitefield

₹7,000–18,000/sqft · IT corridor anchored by ITPL, EPIP Zone and the Purple Line metro. Bangalore's most mature tech-park address, commanding a real premium on the core stretch.

Apartments under ₹1 Cr →
South Bangalore

Bannerghatta Road

₹6,500–20,000/sqft · Nearly 50 km of corridor from Arekere to Anekal, anchored by IIM-B, Apollo/Fortis and the new Pink Line metro. Genuinely wide budget range, apartments and villas both.

Apartments under ₹1 Cr →
East Bangalore

Hennur Road

₹3,400–16,000/sqft · Anchored by Manyata Tech Park, with a steep price gradient between the premium main stretch and its fringe localities. No operational metro yet.

Apartments under ₹1 Cr →
North Bangalore

Yelahanka

₹6,000–15,000/sqft · Airport-adjacent corridor with genuinely deep inventory at every budget, from entry-tier townships to Century and Embassy's upcoming ultra-luxury launches.

03 — Explore by budget

What each budget tier unlocks, city-wide

The same rupee amount buys very different homes depending on corridor. Pick your budget, then compare across localities.

Under ₹1 Crore
Entry-tier homes

Genuine 2 BHKs in Yelahanka and Bannerghatta Road's fringe belt; compact 1 BHKs or fringe-locality flats in Whitefield and Hennur Road.

Under ₹2 Crore
Standard 3 BHK

A genuine 3 BHK becomes realistic almost everywhere at this budget — the decision shifts to resale vs. new-launch, and core vs. fringe address.

Under ₹3 Crore
Premium 3/4 BHK

Spacious premium apartments — and on Bannerghatta Road, villas too. Branded developers (Prestige, Sobha, Brigade, Casagrand) dominate this tier.

Under ₹5 Crore
Ultra-luxury & villas

This tier genuinely unlocks villas and villaments alongside luxury towers — on Bannerghatta Road, Sobha's flagship launch anchors the top of the market.

05 — What competitors don't show you

The real cost of a ₹1 Cr home isn't ₹1 Cr

This applies everywhere in Bangalore — listing portals show the sale price, nobody shows the full outlay. Here's the picture on a typical ₹1 crore home, wherever you buy it.

Cost headTypical rateOn a ₹1 Cr home
Base sale price₹1,00,00,000
Stamp duty (Karnataka)5% + 10% cess/surcharge*₹5,50,000
Registration charge1%₹1,00,000
GST (only if under-construction apartment)5% of base price₹0 – ₹5,00,000
Khata transfer / BBMP charges2% of guidance value, approx₹28,000 – ₹45,000
Maintenance / corpus deposit₹40–100 per sqft, one-time₹40,000 – ₹1,20,000
Legal + documentationFlat fee, higher for resale₹18,000 – ₹40,000
Home loan processing fee0.5%–1% of loan amount₹40,000 – ₹80,000

*Stamp duty is 3% up to ₹20L, 3% from ₹21–45L, and 5% above ₹45L in Karnataka, plus a 10% surcharge/cess on the duty amount — check the current Karnataka Stamps & Registration schedule for your exact slab. GST on under-construction apartments is 5% without input tax credit, dropping to 1% only if the unit meets the affordable-housing definition. Budget an extra 7–9% over the sale price for a resale home, and up to 11–13% for an under-construction apartment.

06 — Before you book, anywhere in Bangalore

The 7-point document check every buyer should run

These checks matter regardless of which corridor or budget you're buying in. Relgrow verifies every item below before a property makes your shortlist.

RERA registration

Every legitimate project must be registered on rera.karnataka.gov.in — verify the RERA number, promised completion date and any complaints filed before you shortlist.

A-Khata, not B-Khata

B-Khata properties can't get a home loan from most banks and carry resale/legal risk — this matters most for older, budget-tier and fringe-locality buildings.

Occupancy Certificate (OC)

No OC means the building isn't legally fit for occupation yet — check closely on under-construction and recently-completed projects.

UDS & sanctioned building plan

Confirm your Undivided Share of land matches the sale deed and that the built structure matches the BBMP-sanctioned plan — unsanctioned extensions are a common issue in older resale stock.

07 — Why buyers use Relgrow

08 — Frequently asked

Apartments in Bangalore — your questions

What is the average price per sqft for apartments in Bangalore?+
Bangalore's citywide average asking price is around ₹12,100 per sqft as of March 2026, up from ₹10,950 per sqft in September 2025. East and Central Bangalore command the highest averages at roughly ₹13,750 and ₹13,450 per sqft respectively, while South, North and West Bangalore hover around ₹11,150–11,300 per sqft — though individual corridors within each zone vary widely.
Which Bangalore locality offers the best value for apartments under 1 crore?+
Among the corridors we track in depth, Yelahanka and the fringe belts around Bannerghatta Road and Hennur Road offer the deepest under-₹1-crore inventory, with genuine 2 BHKs widely available at ₹6,000–9,500 per sqft. Whitefield's core is pricier, so ₹1 crore there typically buys a compact 1 BHK rather than a full 2 BHK.
Is it better to buy in North, South or East Bangalore?+
It depends on your workplace and budget. East Bangalore (Whitefield, Hennur Road) suits IT professionals working near Manyata Tech Park or the Whitefield/ORR corridor. South Bangalore (Bannerghatta Road) suits those near Electronic City or the upcoming Pink Line metro. North Bangalore (Yelahanka) suits airport-frequent flyers and those betting on the Blue Line metro and BIAL-led growth. Each zone has meaningfully different price bands even within the same budget tier.
How much extra should I budget beyond the sale price?+
Budget an extra 7–9% over the sale price for a resale home (stamp duty, registration, khata transfer, legal fees) and up to 11–13% for an under-construction apartment, which also attracts GST. Karnataka stamp duty is 3% up to ₹45 lakh and 5% above that, plus a 10% surcharge/cess on the duty amount.
Is 2026 a good time to buy an apartment in Bangalore?+
Market data shows steady, broad-based appreciation of 6–10% projected for 2026, with metro-linked corridors seeing sharper demand increases. Whether it's a good time for you personally depends more on your own timeline, loan eligibility and target locality than on citywide averages — a corridor-specific view usually matters more than a citywide one.
